Finding the best areas to buy property in Northern Cyprus is just as important as choosing the property itself. Different locations offer very different levels of development, lifestyle, supply, rental potential and long-term investment prospects.

In my experience, there is no single “best” location for every buyer. Someone looking for a permanent Mediterranean lifestyle may have completely different priorities from an investor focused on capital appreciation or rental demand.

In this guide, I’ll share my personal view of the main property areas in Northern Cyprus, where I currently see the strongest opportunities, and which locations I believe buyers should approach more carefully.

What Makes a Good Property Location in Northern Cyprus?

A good property location is not simply the area with the most construction or the lowest prices. For me, the strongest locations are those where lifestyle, infrastructure, controlled supply and genuine demand come together.

I look at factors such as access to the sea, restaurants and everyday amenities, the quality of surrounding developments, rental demand, infrastructure, future development plans and — importantly — how much competing property supply is entering the market.

This last point matters. A location can be growing rapidly while still becoming less attractive from an investment perspective if new supply grows faster than genuine demand. For this reason, I prefer to look beyond marketing claims and evaluate what could realistically make someone want to live, rent or buy in that particular area five or ten years from now.

Kyrenia (Girne): The Established Heart of Northern Cyprus

Kyrenia is the most established lifestyle and commercial centre of Northern Cyprus and, in my view, remains one of the most important regions for property buyers to understand. Restaurants, schools, universities, hotels, shops, beaches and everyday services create genuine year-round activity rather than a market driven only by holiday seasons.

However, “buying in Kyrenia” can mean very different things. Central Kyrenia offers convenience and city living, while the coastline stretching east and west includes quieter residential neighbourhoods, established communities and increasingly sophisticated Mediterranean developments.

For investment, I particularly value areas where buyers are not dependent on one single source of demand. A location that can appeal to permanent residents, international lifestyle buyers, holidaymakers and future resale buyers generally gives an investor a stronger foundation than a market built around one type of customer.

Esentepe & the East Kyrenia Coast

Esentepe and the East Kyrenia coastline are currently among the areas I find most interesting in Northern Cyprus. The appeal is not based on property prices alone, but on the combination of natural surroundings, Mediterranean views, improving amenities and the type of lifestyle the area can offer.

Here, the mountains and coastline sit remarkably close together. Buyers can enjoy beaches, golf, restaurants, wellness and sports facilities while living in a considerably more natural and relaxed environment than central Kyrenia.

From an investment perspective, what interests me most is the area’s ability to attract more than just short-term holiday buyers. The continued development of quality residential communities, hospitality, restaurants, beach facilities and everyday amenities is gradually creating a destination where people can genuinely spend longer periods of the year.

That said, I would still not buy simply because a property is located in Esentepe. Development quality, exact location, management, surrounding supply and the individual property remain critical. A strong area cannot turn the wrong property into a good investment.

Çatalköy & Ozanköy

Çatalköy and Ozanköy appeal to a different type of buyer. Located just east of central Kyrenia, these established residential areas offer a strong balance between everyday convenience and a more relaxed Mediterranean environment.

Their proximity to central Kyrenia, schools, restaurants, supermarkets and other everyday amenities makes them particularly interesting for permanent and semi-permanent living. Unlike purely holiday-oriented locations, there is already an established year-round residential community.

From an investment perspective, I see their strength primarily in location and genuine residential demand. Buyers should not necessarily expect the same resort-style environment found further along the East Kyrenia coast, but for those prioritising accessibility, established infrastructure and proximity to the city, both areas deserve serious consideration.

Alsancak & Lapta – West Kyrenia

Alsancak and Lapta form an important part of the western Kyrenia coastline and offer a more established residential character than many of the newer development areas in Northern Cyprus. Beaches, restaurants, schools, supermarkets and everyday services make this part of the island particularly suitable for year-round living.

The area can appeal to buyers who want to remain within convenient reach of central Kyrenia while enjoying more space and a quieter environment. There is also a broad mix of properties, from established villas and apartments to newer residential developments.

From an investment perspective, I see West Kyrenia as a relatively mature market where property selection becomes especially important. Rather than buying simply because a development is new, I would focus on exact location, views, accessibility, construction quality and the property’s future resale audience.

Bellapais – Premium Living Above Kyrenia

Bellapais represents a very different side of the Kyrenia property market. With its historic character, elevated position, established residential neighbourhoods and impressive views across the Mediterranean, the area has long appealed to buyers looking for privacy and a more exclusive lifestyle.

Unlike areas dominated by large-scale new developments, Bellapais is more about individual properties, established surroundings and location. This can make direct price comparisons difficult, but it also gives the area a degree of character and scarcity that is difficult to reproduce elsewhere.

From an investment perspective, I see Bellapais as particularly interesting for buyers targeting the premium residential and lifestyle market rather than those looking primarily for entry-level prices or large resort developments.

A Market I Approach With Caution: Iskele

Iskele is impossible to ignore when discussing the Northern Cyprus property market. Over recent years, the area has experienced an enormous wave of residential development and has been heavily promoted internationally as an investment destination.

However, from an investment perspective, Iskele is not currently one of the areas I personally recommend. My main concern is not the coastline or the quality of individual developments, but the scale of new property supply entering the market.

When thousands of similar apartments are competing for buyers and tenants, I believe investors need to ask a fundamental question: who will buy or rent my property in the future, and how many other owners will be competing with me at that time?

High levels of supply can create pressure on both rental performance and the resale market, particularly when many owners are targeting the same type of international buyer or holiday tenant. Attractive launch prices and projected rental yields therefore need to be considered alongside future competition.

This does not mean that every property in Iskele is a poor purchase. Individual developments can be different, and lifestyle buyers may value the area’s beaches and resort environment for reasons that have little to do with investment returns. But for an investment-focused buyer, I personally prefer locations where I see a stronger balance between genuine demand, lifestyle appeal and controlled supply.

So, Where Would I Invest in Northern Cyprus Today?

If I were investing my own money in Northern Cyprus today, Esentepe would be my first choice. This is not simply because of the properties currently being developed there, but because of what I believe the area can become over the long term.

One of the biggest reasons is location. Esentepe sits around the centre of the northern coastline, giving it convenient access in both directions while keeping Kyrenia, Nicosia and the eastern parts of Northern Cyprus within practical driving distance. For me, this creates an unusual combination: you can live surrounded by the Mediterranean and nature without feeling disconnected from the island’s main cities.

Why I Believe Esentepe Has Long-Term Potential

The second reason is controlled development and nature protection. With construction in the area limited to two storeys and regulations protecting its natural character, Esentepe has something that becomes increasingly valuable as an island develops: scarcity. Sea views, mountains, coastline and open landscapes cannot simply be recreated once they are lost to excessive construction.

Then there is the quality of the lifestyle infrastructure. Esentepe already benefits from an established international golf course, while the yacht marina and surrounding coastal facilities are helping create a more sophisticated destination. Add beaches, restaurants, wellness, sports facilities and high-quality residential communities, and the area begins to offer much more than simply apartments beside the sea.

From an investment perspective, this combination is extremely important to me. Infrastructure can improve and facilities can be built, but protected nature, limited building density and coastline cannot be manufactured. As the area continues to mature, I believe these characteristics can become increasingly valuable.

Of course, I would still be selective. I would analyse the developer, exact location, construction quality, management, views, surrounding supply and the individual property before investing. Being located in Esentepe does not automatically make a property a good investment.

But when I combine its central position on the northern coast, fast access to the island’s main cities, two-storey development limitation, protected natural environment, golf course, yacht marina and rapidly improving lifestyle infrastructure, I currently see Esentepe as the strongest location for future property investment in Northern Cyprus.

Best Areas to Buy Property in Northern Cyprus by Buyer Type

  • Best for Long-Term Investment: Esentepe & East Kyrenia Coast – My first choice for its strategic location, controlled development, protected natural environment and growing high-quality lifestyle infrastructure.
  • Best for Permanent Living: Çatalköy & Ozanköy – Established communities with easy access to central Kyrenia, schools, restaurants and everyday amenities.
  • Best for Established West Kyrenia Living: Alsancak & Lapta – A good balance of beaches, residential communities, amenities and access to Kyrenia.
  • Best for Premium & Exclusive Living: Bellapais – Character, privacy, views and a more limited supply of premium residential properties.
  • Market I Would Approach Most Carefully for Investment: Iskele – Primarily because of my concerns around the scale of competing residential supply and its potential effect on future rental and resale competition.

These are my personal assessments rather than universal rules. The right location should always be considered together with the individual property, developer, price, management and the buyer’s objectives.
